RENTAL AGREEMENT

RENTAL TERMS – LAKESIDE CABINS IN BRANDSTORP

1. Parties

This agreement is made between:

Lessor: Madlen Johansson (The View Sweden)
Property Manager: Sandra Christian (contact person during the stay)
Tenant: The individual who completes the booking and is responsible for the stay (hereinafter referred to as “the Guest”).

2. Validity of the Agreement

By booking, paying for, or beginning a stay in any of our lakeside cottages, the Guest accepts these rental terms and agrees to comply with them. This applies regardless of whether the agreement is signed. For direct bookings, a signature may be requested, but the agreement remains binding even without a signature.

3. Accommodation Information

The accommodation includes two lakeside cottages in Brandstorp.

• May 1 – September 15: Both cottages are available (2 bedrooms in separate cottages + living room with air mattress)

• Other times of the year: Only the larger of the two cottages is available (1 bedroom + living room with air mattress)

Maximum capacity: 4 guests in beds + 2 on air mattress
Minimum stay: 2 nights

4. Booking & Payment

Via Airbnb: Booking and payment are made through the platform based on the chosen cancellation policy.
Direct booking: Confirmed only after full payment via Swish.

Cancellation Policy:

• 14 days before arrival: Full refund

• 7–13 days before arrival: 50% refund

• Less than 7 days before arrival: No refund

Delayed or missing payments may result in cancellation without refund.

5. Check-in & Check-out

• Check-in:From 3:00 PM

• Check-out:By 11:00 AM

• Quiet hours:11:00 PM – 9:00 AM

Early/late check-in or check-out is only possible by agreement.

6. Cleaning & Linens

• Final cleaning is not included – a cleaning fee applies (see booking information)

• Bed linens and towels are included

The Guest is responsible for:

• Washing dishes

• Taking out trash

• Removing used linens and placing them along with used towels in a pile on the floor for easy pickup

• Leaving the cabins tidy and free from litter
  
  

7. House Rules

• Smoking is strictly prohibited both indoors and outdoors

• Small pets are allowed only with prior approval and must be supervised. Do not leave them alone in the cottages

• Loud parties, events, or disruptive behavior are not permitted

• The number of guests may not exceed the maximum capacity

• The guest is responsible for the key during the stay

• Damage, lost items, or extra cleaning may be charged
  
  

8. Safety

The cottages are equipped with burglar alarms, smoke detectors, fire extinguishers, and a first aid kit.
Guests must follow fire safety rules (e.g., grilling only in designated areas, no open flames).
Emergency numbers and addresses are clearly posted in each cottage.

9. Damages & Liability

• Use of electricity, water, and equipment is at your own risk

• The guest is liable for any damage caused by negligence or rule violations

• The lessor has liability insurance, but guests are recommended to have their own travel insurance

• The lessor is not responsible for personal injury, illness, accidents, or lost property

• Lost or damaged items may result in charges, including administrative fees
  
  

10. Force Majeure

In the event of circumstances beyond our control (e.g., natural disasters, power outages, government decisions, illness, or war) that affect availability, we reserve the right to cancel or alter the stay. We will always strive for a fair solution but cannot be held financially responsible.

11. Termination Due to Rule Violations

In cases of serious violations, disturbances, or safety risks, the stay may be terminated immediately without refund. Emergency responses, restoration, or damages may be charged to the guest.

12. Age Limit & ID

Only individuals aged 18 or older may book. The lessor reserves the right to request ID at check-in.

13. Taxes & Permits

The lessor is responsible for tax reporting and necessary permits. Guests are not financially affected, but this is stated for transparency.

14. Gate Key

The gate key is collected at check-in at The View Sweden, Häldetorp 4B, 566 93 Brandstorp.
In case of loss, the guest may be liable for replacing the lock cylinder and up to 17 new keys.
Please contact us immediately if the key is lost.

15. Activities

Guests may borrow simple outdoor games and a grill for a symbolic fee. More information is available in the cottages.

16. Personal Data & GDPR

We process personal data in accordance with applicable data protection legislation. Your data is used solely for booking, communication, and administration.

You have the right to:

• Request a record of your stored data

• Request correction, deletion, or restriction

• Object to the processing of personal data

17. Changes to Terms

We reserve the right to update or modify these terms. The version in effect at the time of booking is binding.

18. Applicable Law & Dispute Resolution

Swedish law applies. Disputes shall primarily be resolved through mutual agreement. If this is not possible, the case will be tried in Jönköping District Court.
